The specifics of how we do pat testing.
PAT testing is the least glamorous but often most cost-effective piece of compliance we do. A modest per-item price, a clean written record, and a strong defence against liability in the event of any incident.
What PAT testing actually covers
The IET Code of Practice defines four broad classes of equipment — Class I earthed appliances (kettles, computers, most kitchen kit), Class II double-insulated (chargers, small tools, most consumer electronics), Class III extra-low-voltage (rare in the workplace), and IT equipment. Each has different test criteria — earth continuity tests apply to Class I; insulation resistance tests to all classes; leakage current tests to specific categories.
Recommended intervals
Office equipment (computers, printers, kitchen appliances in offices) — every one to two years. Construction site tools — every three months. Portable tools in workshops — every six months. Hire equipment — before every hire. Hospitality kitchen equipment — every six to twelve months. We recommend the correct interval on the first visit against the IET Code of Practice.
Landlord PAT testing
There is no strict legal requirement to PAT test in a private tenancy — but the Landlord and Tenant Act 1985 and the Housing Health and Safety Rating System both put a duty on landlords to keep supplied appliances in good working order. In practice, testing at every change of tenancy (or annually on longer lets) is the standard we recommend, and it takes any liability question off the table.
HMOs and licensed premises
Under HMO management regulations, landlords must supply and maintain safe electrical appliances. PAT testing at every change of tenancy is best practice and expected by most managing agents. We bundle HMO PATs with the fire alarm and EICR servicing to keep everything on one visit.
Assets and record keeping
Our test reports include a full asset register — item, make, model, serial, location, test date, next due date, and test result. Ideal for insurers, procurement audits and internal facilities management. We retain copies for seven years so you can always request a duplicate.
